Cloud Operations and Innovation (CO+I) is the business unit responsible for operating Microsoft’s cloud and the Datacenter Construction Delivery (DCD) team is responsible for constructing datacenter capacity. We have a portfolio of complex, multi-disciplinary, multi-million, multi-year datacenter construction and lease projects underway. The role of the **Lease Construction Manager (LCM)** requires strong interpersonal, communication, organizational skills, ability to self-direct, strong background in data center design, engineering, controls, operational requirements, and an emphasis on project/construction management.
The Lease Construction Manager is ultimately responsible for the complete project delivery of Ready for Service (RFS) for each lease site location. The LCM is responsible for ensuring that each project meets the Data Center Development (DCD) guidelines and standards, which may be adjusted from time-to-time based on best practices and Lesson Learned drawn from previous projects as well as industry changing best practice. In addition, LCM will be responsible to manage & ensure that the lease provider is complying and delivering the project per Microsoft lease agreement contract.
The LCM will coordinate with Microsoft’s Subject Matter Experts (SME) to support the efforts of achieving RFS for each lease data center sites. The LCM will manage the deliveries of projects from lease execution through RFS. In managing the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Data Center Development Project Strategy.
The LCM will be a relentless advocate for managing a safe worksite. Safety is one of the four pillars of CO+I’s mission in delivering cloud capacity; joined by Quality, Schedule adherence, and Cost Management. The LCM will also collaborate with Microsoft Security, Microsoft IT (MSIT), Legal, Project Engineering, MS Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.
In addition, this position will be responsible in reviewing potential lease sites and assisting site selection teams in providing feedback on lease provider’s qualifications. LCM will work closely to support the Integration & Technical Infrastructure Managers (ITIM) across regions and their respective local sites.
**Responsibilities**
**The Key Responsibilities of the LCM includes, but not limited to:**
+ The LCM will be a relentless advocate for managing a safe worksite.
+ The LCM will be responsible for identifying and managing stakeholder dependencies and construction deliverables and handoffs with the following Microsoft teams: E2E (End-to-End), Security (DCPS), Data Center Engineering (DCE), Data Center Operations (DC Ops), Site Selection and Acquisition (SSA), Environmental Health & Safety (EHS).
+ The LCM will manage lease providers and support associated teams & partners in the delivering **RFS “Ready for Service”**
+ This position will require travel up to 50% of the time to data center sites
**Business Processes:**
+ To maintain the requirements stated in the lease agreement using MSFT best practices
+ Manage Lease Providers and associated internal partners to deliver RFS
+ Drive deployment of solutions that can be socialized globally across DCD projects
+ Facilitate decision-making to drive solutions, schedules, and manage change as required
+ Apply influence, strategies and negotiation skills to identify options and recommend solutions
**Communication** :
+ Provide project single point of contact for project development and deliver.
+ Coordinate meetings and activities of Lease Providers and internal MSFT SME.
+ Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary
+ Report Project Progress on scope, schedule, and budget weekly or as required
+ Provide weekly project status reporting to DCD standards **Accountability:**
+ Responsible for managing the construction process of achieving RFS.
+ Work independently in support of the DCD Project Team
+ Track lessons learned and identify improvements to share across groups
+ Route RFS approval to all stakeholders and regional approvers
+ Ensure lease provider’s compliance to lease agreement contract

**Qualifications**
**Required/Minimum Qualifications**
+ Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 5+ years related experience
+ OR equivalent experience.
**Other Requirements:**
Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud Background Check upon hire/transfer and every two years thereafter.
**Preferred Qualifications**
+ PMI (Project Management Institute) – PMP (Project Management Professional) certification highly desired
+ Client or Contractor side Datacenter construction or management experience.
Construction Project Management IC4 - The typical base pay range for this role across the U.S. is USD $94,600 - $183,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $122,000 - $200,500 per year.
